			<content:encoded><![CDATA[<p>One heated trend during the last few years has been to capitalize on foreclosed homes; banks  are wanting to dump properties and get out before the value of the home goes any lower, or worse, before something happens to the property itself, like fire or vandalism.</p>
<p>According to <a href="http://www.realtytrac.com/content/news-and-opinion/2011-year-end-foreclosure-market-report-6984">RealtyTrac</a>, 2011 saw a decrease of foreclosures &#8211; and a 34% decrease at that &#8211; over foreclosures in 2010. While there were still nearly two million foreclosures in 2011, this report has me wondering if in a few years the &#8220;hot market&#8221; for foreclosed homes will be a thing of the past.</p>
<p>Undoubtedly there will always be foreclosed homes, will always be areas where homes are getting foreclosed more than other places, and will always be people with <a title="How To Get Started and Invest In Real Estate With No Money" href="http://helpyourealestate.com/how-to-get-started-and-invest-in-real-estate-with-no-money/">money</a> or job woes, and thus who can&#8217;t pay their mortgage. But with the current status of mortgage lending (or lack there of), its unlikely that people who are at risk of getting foreclosed will be getting approved for a home <a href="http://instant-loans.org/">loan</a>.</p>
<p>All of this combined with the fact that home values actually <em>went up</em> in 2011 has me really thinking that pretty soon the frenzy of buying foreclosed homes, investing in them, or simply sitting on them to either flip later or collect rental income, will be a thing of the past.</p>
<p>Something to watch, I suppose!</p>

			<content:encoded><![CDATA[<p>In my quest to learn all there is to know about <a href="http://helpyourealestate.com">real estate investing</a>, I&#8217;ve been checking out some sites, books, products, etc of some of the &#8220;top gurus&#8221; in the real estate field. One book I recently bought on Amazon is Dean Graziosi&#8217;s &#8220;Become A Real Estate Millionaire&#8221;. <span style="color: #000000;"><em>(Protip: buy books used on Amazon &#8211; this one was $3.03 with free shipping.)</em> Through all my googling, researching, etcing, I&#8217;ve been having the following burning question: <strong>is Dean Graziosi really a scam artist, or not?</strong></span></p>
<p>In short, I don&#8217;t really know. I have to admit that I was a bit turned off by <a href="http://www.finishrich.com/blog/is-now-the-right-time-to-buy-real-estate/">this video interview</a> that Dean did with partner/friend David Bach; much of it, in my opinion, seemed like back patting and product promoting.</p>
<p><strong>Now let me be clear: </strong>I am not questioning the real estate success that Dean or David have had, nor am I making any statements about the coaching, products, expertise, and knowledge that they offer. But I think it&#8217;s accurate to say I am questioning whether <span style="text-decoration: underline;">you can learn real estate investing without getting deep in debt by spending all kinds of crazy <a href="http://instant-loans.org/help-i-need-money-desperately-today/">money</a> on &#8220;coaching&#8221; and all kinds of products &#8211; <em>including books</em></span>.</p>
<p>Research online suggests that Dean&#8217;s books <a href="http://www.amazon.com/Profit-Real-Estate-Right-Now/product-reviews/1593156332/">have</a> <a href="http://www.amazon.com/Totally-Fulfilled-Dean-Graziosi/product-reviews/097732480X/">mixed</a> <a href="http://www.amazon.com/Be-Real-Estate-Millionaire-Uncertain/product-reviews/1593154887/">reviews</a> (and for a $3 used book I am sure there is <em>something</em> to learn in each of them).</p>
<p>Some places online have a little more&#8230; shall we say, blunt take on things:</p>

<p>I can&#8217;t seem to find any positive reviews for Dean Graziosi&#8217;s products/coaching/services (except for some positive book reviews, linked above, and also on <a href="http://www.deangraziositestimonials.com/">this affiliate sales site</a>), but if and when I hear more positive things, I&#8217;ll definitely share.</p>
<p>Finally, a disclaimer: I&#8217;m only 25 pages through Dean&#8217;s book, so I personally don&#8217;t have anything to say about Dean, good or bad. I also haven&#8217;t ever talked to him personally, or taken part in any of his coaching programs. I thought it was really interesting to see all of the buzz out there after researching and definitely wanted to share and encourage everyone to <span style="text-decoration: underline;"><em>do your due diligence before paying any money for any product or program</em></span>.</p>
<p>I&#8217;ll be sure to update this post with some thoughts on the book when I finish.</p>

I need <a href="http://instant-loans.org/help-i-need-money-desperately-today/">money</a> (and have none), have no capital, no real estate smarts, no anything when it comes to real estate investing. This site will be a detailed archive of my &#8220;quest to invest&#8221; &#8211; even though right now I have no capital.</p>
<p style="text-align: left;">I&#8217;m creating this site so that I can not only journal my experience of learning real estate investment &#8211; from beginner to &#8220;expert&#8221; &#8211; but also share it with future readers and help them out on their journey as well (hence the site address!).</p>
<p style="text-align: left;">Just a few days ago I purchased the book <a href="http://www.amazon.com/Real-Estate-Investing-Dummies-2nd/dp/047028966X/">Real Estate Investing For Dummies</a> which is written by <a href="http://www.erictyson.com/">Eric Tyson</a> and <a href="http://www.inman.com/buyers-sellers/columnists/robert-griswold">Robert Griswold</a>. I&#8217;ve got to say that Chapter 7 really resonated with me (and maybe it will with too):</p>

<p style="text-align: left;">&#8220;At some point in your life you&#8217;ve surely had the experience of wanting to do something and then realizing you don&#8217;t have sufficient money to accomplish your goal&#8221;</p>
<p style="text-align: left;">&#8220;The world of real estate investing is no different. You can&#8217;t play if you can&#8217;t pay.&#8221;</p>
<p style="text-align: left;">&#8220;To invest in real estate, you need capital, and likewise you need a source from which to gather said capital.&#8221;</p>
</blockquote>
<p style="text-align: left;">Tyson and Griswold later go on to repeat the old phrase (reiterating their points from earlier in the chapter)  that &#8220;it takes money to make money&#8221; and it definitely makes sense. It makes sense that <strong>buying real estate with no money cannot be done</strong> despite whatever expectations or hopes or dreams we have. Remember, if it sounds too good to be true, <span style="text-decoration: underline;">it is</span>.</p>
<p style="text-align: left;"><strong>How To Become a Real Estate Investor With No Money</strong></p>
<p style="text-align: left;">It sounds self-serving, but if you have no money and want to learn about real estate investing, follow this site and search the articles. I plan to research this subject extensively, interview experts, find mentors, read books, and go out and do it &#8211; whatever it takes for me to learn about everything there is to know about real estate investing. So if you have no money (like I don&#8217;t right now) then hopefully you&#8217;ll be able to read about my path and learn from it.</p>
<p style="text-align: left;">As this site evolves I&#8217;ll be sure to update this article with the most important pieces of content I research and write. Thanks for reading!</p>
